This is an ADU (Accessory Dwelling Unit) that is already built and assembled as a model home in the company's warehouse showroom in Kakaako. Aptly named the "Bento Box, it sports a streamlined architectural design and a 400-square-foot compact footprint. Features clean modern lines and minimalist design elements for simplified zen living.
Starting bid on this ADU is $10,000. There is a reserve of $40,000, which means that if anyone has bid $40,000 or higher when the auction closes, the highest bidder will be awarded this ADU for their bid amount (plus 10% Buyer’s Premium and standard Hawaii GE Tax of 4.712%). If the highest bid does not reach $40,000 when the auction closes, we may still consider awarding it to the highest bidder.
Well-equipped interior with bathroom (complete with shower, toilet, sink, exhaust fan), closet space, kitchen with sink, soft- close cabinets, refrigerator/freezer, oven, cooktop, exhaust hood, wine refrigerator. Living room area converts into a bedroom (with murphy fold-out bed). Also includes washer/dryer, shelving, cabinets. Exterior deck, exterior storage room, recessed lighting, inner sliding glass doors and outer sliding louvered wooden doors for privacy. The cedar-like siding that’s on 3 sides of the house is missing on the back side of the house--the side that is not visible in the pictures.
Disassembly, removal and transport off the premises is the responsibility of the buyer. Buyer must remove the entire ADU unit. Costs of all the above are solely the responsibility of the buyer. If you are seriously interested in bidding on this unit, please do your homework beforehand (contact contractors who may be able to take on this project) to get an idea of costs associated with disassembly and removal. You will have ten days from the end of the auction for complete removal.
We have received a $16,000 estimate from a local general contractor (All-Build Construction) who can disassemble the entire ADU. Transport will be a separate charge. If you have any questions in this regard, please contact James at (808) 489-7711. Also feel free to use your own contractor.
